Now the part comes you have all been waiting for. This is the stage that lets you start installing all the really nice selections you have been making. 

So much to remember here. First be sure you get the trades to finish their phase of work. Sometimes when it gets close to the end the trades will only work for a few hours then, “they need to run back to the shop for ______”.

The way you need to handle this is to first, let them know you will be there when they get back. Second you need to make sure they have everything you are supposed to be supplying at the job before they get there. 

Don’t give them a reason to need to run back to the shop. If the materials you are to provide are at the job, they should have brought with them what they need. If they insist on leaving you have the subcontractor contract to fall back on and they get charged a days interim interest at minimum.  

Have them call their shop and ask if someone can bring what they need to the job so they can finish up today. You need to remember this close to the finish line, time is of the essence, and time is money. 

By now you will have drawn down a significant portion of the interim build funds. What that means for you is the daily interest is getting higher every single day. 

Make them stay and finish the job.
